According to government records, these properties have now been legally declared as “Enemy Property,” due to a decades-old technicality involving Saif’s great-grand-aunt, Abida Sultan, who migrated to Pakistan and never reclaimed Indian citizenship.
That one decision has now cost Saif everything.
From Heritage to Headache
The dispute stems from a long-standing clause in the Enemy Property Act, which allows the Indian government to seize properties owned by those who moved to Pakistan during partition or their heirs. Though Saif’s family contested that these assets did not belong to Abida Sultan alone, the High Court recently ruled in favor of the government, sealing the fate of the entire estate.
🔥 “This is legalized theft,” said a retired royal historian in Bhopal. “Imagine waking up and realizing your family’s 200-year-old estate now belongs to the state.”
What’s more shocking is how quietly and swiftly the transfer occurred. Reports suggest that the family was given 30 days to respond, but failed to present strong documentation or legal arguments in time — opening the door for the government to begin formal possession.
Saif’s Silent Outrage
While Saif has not made an official public statement, sources close to the actor say he is “deeply disturbed, yet outwardly calm.” Privately, however, the actor is said to be devastated by the emotional blow more than the financial one.
“For Saif, the palaces were never about value. They were about belonging. About legacy,” one close friend told Indian Express. “Now, it feels like that entire identity has been erased.”
So, Is Saif Khan Now “Bankrupt”?
Not quite. While the loss of the ₹15,000 crore Bhopal properties is enormous, Saif remains one of Bollywood’s wealthiest actors. He still owns the Pataudi Palace in Gurgaon, which he re-purchased years ago after leasing it out, and it’s valued at over ₹800 crore on its own.
Saif continues to earn between ₹10–12 crore per film, with lucrative brand endorsements, Netflix and Amazon Prime web series, and real estate assets in Mumbai, including luxury apartments in Bandra.
He also reportedly earns ₹35–40 crore annually, and owns a fleet of luxury cars including BMWs, Mercedes, and Range Rovers.
But according to insiders, none of it matters to him right now.
“This was never just about money. It was about the Nawab legacy — and it’s been legally snatched,” said a source close to the family.
Government’s Next Move?
According to official plans, the seized properties may be converted into heritage tourism sites or handed over to state institutions. Some reports suggest that Noor-us-Sabah Palace could be transformed into a luxury hotel, generating revenue for the government.
In Bhopal, signs have already been posted on Flagstaff House and Ahmedabad Palace, marking them as state property. Officials say physical takeover of the remaining properties is now just a matter of formality.
What Comes Next?
Legal experts say the only option left is for the Pataudi family to approach the Supreme Court, but that will require substantial new evidence and airtight documentation, which they reportedly failed to provide earlier.
“Once the High Court and trial court both sided with the government, the path ahead became legally uphill,” said senior lawyer Ashwin Desai. “It’s a long shot.”
